Paid by meFull staging and local movers, paid by me, not fronted. You never write a check for them. If the home never sells, you never see a bill for them.
A staging consultation is a 60 to 90 minute walk through your home with a stager. You get a room-by-room list using what you already own. Full staging, on the Concierge plan, is rented furniture and decor for 2 to 3 months.
You choose the fee and the work that comes with it. I am happy to do any of the three. The 1% is real. It includes professional photos and the full MLS, and I handle the price, the paperwork and every offer.
All three fees are my side only. What you offer a buyer’s agent is a separate line that you decide on each offer, the same as with any other agent. Your 3% full service plan is the one most sellers pick.

“The beautiful photography, effective marketing and open houses resulted in multiple offers in less than a week. She communicated with us every step of the way. I never felt out of the loop.”
“She appropriately valued our home and aggressively marketed it with grace, style, and hustle. Our home sold for more than we’d expected thanks to her expertise.”
“With her experience and amazing diligence, we had our house sold before the open house.”
The buyer’s agent
What a buyer’s agent is paid
Buyers will usually ask you to contribute toward their agent’s fee in their offer, typically 2 to 2.5%. That is your decision on each offer, and I’ll show you the net either way.
Which plan
Three questions decide it.
On our call I will ask you these 3 things, and then stop talking. Your answers pick the plan, not me.
What is the timeline, and what is driving the move?
Who is going to prep the house and keep it show-ready for the next 6 weeks?
If the house could sell for $40,000 more with the right prep and launch, is that worth 2 weeks of your work? Or would you rather I handle it?
You can move from 1% up to Full Service at any time. If we are 14 days in with no offer, I will offer it to you.
